The bank has adjusted its predictions for residential construction, offering a glimpse into the coming years. They anticipate around 33,000 homes being built this year, increasing to 37,000 next year, 40,500 in 2027, and reaching 44,500 in 2028.
But here's where it gets controversial: The bank is sounding the alarm about potential roadblocks. They're concerned that issues in the housing supply chain and the ever-increasing costs of construction could lead to higher rents and housing-related inflation. This, in turn, could put upward pressure on wages and the prices of goods.
In its most recent economic forecast, the Central Bank also predicts a slowdown in the Irish economy next year, accompanied by higher inflation. They estimate the domestic economy will grow by 4% this year, followed by an average of 2.9% between 2026 and 2028.
The Central Bank's report also suggests that the rapid growth in employment and income, which has fueled consumer spending since 2021, will start to slow down. The strong employment growth of recent years is expected to ease, with job numbers increasing by less than 2%, and the unemployment rate averaging 5% in the coming years. Inflation is projected to average 2% between now and 2028.
Robert Kelly, the Central Bank's Director of Statistics, noted that the Irish economy has demonstrated resilience in 2025, despite the challenges. He added that multinational sectors, primarily involved in exports, are adapting to changes in the international trade and investment landscape, with the adjustment so far being relatively favorable for Ireland. However, he pointed out that domestic activity signals are mixed, indicating slower growth and higher inflation.
